A search of the court records is recommended to anyone purchasing a home and required by Lenders before they will lend money on your property. Title search is always required before a title insurance policy can be issued. A title search is a search of the land records in the locality where the property is located.

Its' purpose is to make sure that the seller owns the property and can transfer a good, marketable title. The search provides information regarding any restrictions on the property, easements that affect the property, ingress and egress to and from the property, real estate taxes and private assessments for Homeowners Association fees or road maintenance fees...the entire history of the property as it is recorded. Searches are conducted for 60 year periods.

We offer "Search Only" to those persons requiring current owner searches and no closing or title insurance. We also offer "recording only" services.
